Real Estate > Investment Guide
Whether you want to invest in a single piece of property, or make a fulltime career out real estate investment, it’s a good idea to develop a plan before you begin. That being said, make sure to leave room for flexibility - part of the fun of investing is establishing a solid enough base that you can change course as you go along. Also, be aware that while more properties mean more money, it can also mean more work for you. For people who thrive working on schedule that’s “outside of the box”, fulltime investment can be a really rewarding - both mentally and fiscally - experience.
From Financing to Buying, Investing in Mexican Real Estate is a Smart Choice
If you’re ready to invest in real estate, you’re already ahead of most people. The majority of renters (and even single home owners) aren't willing to take the small risk that international real-estate investing requires; lucky for you, these are the same people that will make you rich by renting from you!Whether you want to invest in a single piece of property, or make a fulltime career out real estate investment, it’s a good idea to develop a plan before you begin. Advantages to investing in Mexican real estate
- Be your own boss. If you’re moving toward a career in real estate investment, one of the main benefits is that it gives you the freedom to do what you want, when you want - so there are no more 9-5 office hours. Plus, when you invest in Mexican real estate, going to your “office” is also going on your next vacation!
- Increase your net worth. Your net worth affects how much credit and what kind of interest rates you pay - and people with more net worth are likely to get bigger loans and pay less interest, making it easier to continue investing.
- Cash flow. Cash flow is “the difference between your income and your expenses on a piece of property” - with a new piece of property, like the condos at Los Altos Villas, the number is nearly always in your benefit.
- Tax advantages. When you own real estate with the goal of making a profit, it allows you to deduct interest payments and other expenses (repairs, etc) at tax time.
- Appreciation. While the first is from of appreciation is beyond an owners control (economic conditions, such as inflation), you do have power over market appreciation - i.e. improving your property through renovations - which forces a higher value.
- Leverage. Leverage is “the ability to borrow a percentage of the value of a piece of property”. Compared to other investments, real estate offers a very high degree of leverage.
